Know What You're Paying For.
Commercial lease structures can affect your actual occupancy costs. Understanding the terminology can help you compare properties and negotiate more confidently.
What Is NNN?
NNN stands for Triple Net. In a typical NNN lease, the tenant pays base rent plus their allocated share of property taxes, property insurance, and common area maintenance (CAM). These charges are generally quoted separately from the base rental rate.
What Is CAM?
CAM stands for Common Area Maintenance. These expenses generally cover the operation and maintenance of shared property areas, such as parking lots, landscaping, exterior lighting, sidewalks, and other common facilities. Specific charges depend on the lease.
Full-Service Gross Lease
In a full-service gross lease, the quoted rental rate generally includes specified operating expenses. Tenants may still be responsible for certain costs, expense increases, or services depending on the lease.
Modified Gross Lease
A modified gross lease divides operating expenses between the landlord and tenant. The tenant may pay base rent plus certain separately negotiated expenses. The allocation varies by property and lease agreement.
For a 3,500-square-foot space, base rent would equal $7,000 per month. The additional $6/SF in NNN expenses would equal $1,750 per month, bringing estimated monthly occupancy costs to $8,750. If the quoted NNN amount already includes CAM, do not add CAM again.
This calculator is intended for informational and preliminary analysis purposes only. Actual occupancy costs depend on the executed lease, operating expense reconciliations, expense exclusions, base-year provisions, utilities, insurance requirements, and other negotiated terms. Tenant improvement allowances are modeled as a reduction in economic occupancy cost, not necessarily as a direct rent credit. Consult the appropriate professionals and review all lease documents before making decisions.
